What do I declare as my rental income?

Question:

I receive rent via a letting agent; the agent takes out any maintenance costs etc. before they pay me the rent each month. Can you tell me whether I have to declare the original whole amount of rent to HMRC  and then deduct the maintenance costs etc., or can I just enter the rental income as the amount I receive after maintenance deductions? 

Arthur Weller replies:  

You need to declare the gross rent before any deductions, then all the allowable expenses, and then the net rent.
