What are the tax ‘pros’ and ‘cons’ of moving properties into children’s names?

Question:

I have three small rental properties in Bristol and I would like to put two of them into my children's names. All three properties have interest-only mortgages. I am 57 and because of this, I think it would be better to have the properties in their names as it will be easier to get future finance. Are there any tax disadvantages for either my children or me if I go ahead? 

Arthur Weller replies:  

If you transfer two properties to your children, there will be capital gains tax (CGT) for you to pay if their market value today is more than you paid for them originally. Since I presume this is a gift from you to them without them paying you anything, there will be no stamp duty land tax (SDLT) for them to pay.
